I remember seeing homes under water and the soul ripped out of a beautiful city. Countless bodies floating in the water and complete anarchy. I knew at this point that what I once considered home was no more. Not many options but to look ahead and try to make sense of what just happened, and focus my future.

I had the great opportunity to show the 1010 Midtown Condos in Atlanta today to one of my clients. With so many condos on the market, most of them start to all look the same. One thing I like about 1010 is that the units are refreshingly different then what most of what is available. The bathrooms feature a dark chocolate tile and most of the units have wood floors through out (except the bedrooms). Another small detail is the kitchen. Equipped with a Samsung refrigerator and custom tile work, 1010 will not disappoint. One of the greatest amenities perhaps isn’t what comes with the building; rather what you get close to the building. Piedmont Park is only a few blocks away and so is the FOX.

Potential clients ask what do I do differently to market their home. My answer if everything. I have superior internet technology that places your home in front of more buyers, consistently. None of this matters though if the home we are placing in front of buyers doesn’t appeal to people. Here are a few pictures of a listing I took of one of my listings at Terminus. I must get asked the question, “should I buy or rent” at least twice a month. While there is no right or wrong answer, there is a economic formula that can be used to help determine if it’s better to buy or rent. It is called the rental ratio formula. The formula is house price/total rent (rent payments x’s 12). You divide the total rent over the course of the year by the price of the home. Any number below .20 suggest that it is better to buy. Anything over .20 and it may be better to rent in that particular area.

The Atlanta real estate market has great disparity with regards to rental ratio. Some areas will bring in .04 while other will be closer to .25

I have been to the Terminus over a dozen times. I must say that I am stunned by the over all design of the buildings and lifestlye that living at this address provides. To start, this is directly on the corner of Peachtree and Piedmont. Perfect location for the fast paced Buckhead lifestlye.
